That is a floor, not a quote. The reason nobody in this industry leads with a price list is that a house is not a product — a 1,100 square foot condo with one bathroom and a 3,200 square foot house with four bathrooms, two dogs and a year of deferred cleaning are not the same job, and pretending otherwise means one of those customers gets a number that is wrong.
What follows is the honest version: what the floor covers, the seven things that move the number, and why we are not the cheapest quote you will get.
What the starting price actually buys
Three things, all of which cost money and all of which some quotes leave out.
A three-hour minimum. Every visit we schedule runs at least three hours. That is not a sales device — it is the point below which cleaning a whole house stops being cleaning and becomes tidying. If you have been quoted $120 for a three-bedroom house, ask how long the visit is. A 90-minute visit at $120 is a higher hourly rate than a three-hour visit at $180, and you get less than half the work.
An insured cleaner. Every cleaner working under us carries active general liability coverage of their own, and we are a licensed, insured and bonded Indiana LLC on top of that. If a vacuum scratches your floor or a lamp goes over, that is covered. With an uninsured cleaner it is your homeowner’s policy, your deductible, and an argument about whether the policy even applies to work you hired out.
A written scope. Our checklist is published before you book. You can read what is included and what is not, and hold us to it. “A thorough clean” is not a scope — it is a sentence designed so nobody can say the job was incomplete.
The seven things that move your number
- Square footage. The obvious one, and the least important of the seven on its own.
- Bathroom count. Bathrooms are the most labour-dense rooms in a house by a wide margin. Going from two to four bathrooms changes a quote more than adding 500 square feet of bedroom.
- Occupants and pets. Four people and two shedding dogs generate several times the work of two adults, at identical square footage. Pet hair in particular does not vacuum out in one pass.
- Current condition. The single biggest variable, and the one people underestimate. A house on a two-week schedule and a house that has not had a proper clean in two years take wildly different amounts of time to bring to the same standard.
- First clean versus maintenance. Your first visit clears whatever backlog exists and costs more. Every visit after that is maintenance. See deep cleaning vs regular cleaning for why that is not upselling.
- Frequency. Counter-intuitively, more frequent visits cost less each, because less accumulates between them. Weekly visits are the cheapest per visit, monthly the most expensive per visit.
- Add-ons. Inside the oven, inside the fridge, interior windows, blinds slat by slat, cabinet interiors, upholstery treatment. Each is real labour and each is priced as such.
Why we are not the cheapest quote you will get
We are not, and it is worth being direct about why rather than pretending price is the same everywhere.
There is a floor below which the economics of cleaning only work if something is being left out. Usually it is one of four things: the visit is too short to finish the house, the cleaner is uninsured, there is no written checklist so nothing can be held to account, or the person cleaning is being paid badly enough that they will not be doing this job in three months — which means a stranger in your house every few visits.
Our cleaners are paid at the top of the Allen County market, because a contractor who is paid properly stays, and a cleaner on their fifth visit to your house is worth more to you than a cheaper stranger on their first. That cost is in the number. We would rather show you where it goes than quietly remove it.

How to compare quotes properly
Most people compare the dollar figure and nothing else, which is how two quotes that differ by 40% look like the same product. Four questions make them comparable:
- How long is the visit? Divide the price by the hours. That is the real rate.
- Is the person cleaning insured, and can you see the certificate?
- Can I read the checklist before I book?
- What happens if I am not happy? A specific remedy, not a reassurance.
A cheap quote that fails three of those is not cheaper. It is a different, smaller service with the same name.
What about commercial and one-off jobs?
Recurring residential cleaning is the bulk of what we do, but move-out cleans, post-construction cleans, vacation rental turnovers and commercial cleaning are priced on their own terms, because the work is genuinely different. A post-construction clean is dealing with fine abrasive dust in every crevice in the building; a rental turnover is a fixed scope on a tight clock. Neither prices like a routine house clean.

Do you offer discounts?
Ask when you request the quote. Recurring schedules price better per visit than one-offs, and we occasionally run offers. What we will not do is quote you a number that requires cutting the visit short to make the economics work.
